What is included in a landlord gas safety certificate?

Each element of the gas system will be labelled with a gas safe sticker. Also, the technician will provide you with a report that contains the following information:

Anywhere from 30 to 90 minutes, depending on the scale of the gas installation and the number of the gas-based appliances.

What areas do you cover and when is the earliest time you can arrive?

The gas engineers can handle next-day appointments from Monday to Saturday (even on official holidays), from 9 in the morning to 5 in the afternoon.

I think one of my appliances is not safe, what should I do?

For starters, make sure that nobody will use it. Leave a note that it is out of order and you will have it checked soon. Then contact the Pace dispatcher 0207-183-2727 we will have our engineer to conduct a comprehensive inspection.

And if you notice a gas leak, then take the following steps immediately:
1. Open all windows and doors of the property to air it out.
2. After that, contact the National Grid’s Emergency hotline (call 0800 111 999) from outside the property
3. Shut off the gas supply at the meter control if you can.

As a landlord, what are my duties in regard to gas safety?

Basically, you have to make sure that the flues, pipework and appliances are fully functional and checked regularly. If an installation of a new appliance or flue takes place, then it should be checked within 12 months. Also, the entire gas system should be checked once every 12 months.

Can I leave the gas safety responsibility to the tenants?

Generally, no. Besides, leaving such an important task to your tenants would be a bad idea because you have no idea just how seriously they will take it. On the other hand, a contract between the landlord and the tenant can be made for the installation of an appliance or a flue at a non-domestic section of the property.

Do the tenants have any responsibilities?

They are compelled to allow the landlord to conduct all the necessary safety checks and maintenance. Also, the tenant can request a copy of the Gas Safety Record of the property and the landlord should provide within 28 days after the inspection.
